PE7012 - Property Valuation

What will I learn on this module?

You will learn about the valuation of commercial property and develop a systematic understanding of the valuation process so that you are able to evaluate the valuation methods available and use them in complex situations, undertake valuations for commercial property for a variety of purposes and critically appraise their outcomes in accordance with latest academic and practice based research.

In this module you will study a range of topics including:-

• The valuation process and the role of a valuer
• Analysis of market data and its relevance to property valuation
• Valuation methodology and its application
• RICS Governance
• Modern methods of valuation and appraisal

Throughout this module you will develop academic and professional skills relating to the use and analysis of data, understand real estate markets and the impact on appraisal, effective communication and be able to advise clients/stakeholders in accordance with RICS governance.

How will I learn on this module?

The module is delivered entirely on line via our electronic learning portal (elp). You will interact with a range of materials on the module site. The teaching materials support your learning, each session delivers flexible, interactive leaning materials, accessible in a variety of formats such as audio and video presentations, MP3 files and hard copies. You will also be provided with worked examples and problem based scenarios to help you apply and understand the core material presented within the teaching.

How will I be supported academically on this module?

You will be an autonomous, self-motivated leaner within a supportive distance learning environment. You will be introduced to the module by the module tutor in an introductory video. The online module sessions and the problem based scenrios will form the majority of your support during your study. Formative feedback will be provided after each task with suggested answers posted online. Academic support is also available from the module tutor and assessment is supported by the discussion board on the module site.

What will I be expected to read on this module?

All modules at Northumbria include a range of reading materials that students are expected to engage with. Online reading lists (provided after enrolment) give you access to your reading material for your modules. The Library works in partnership with your module tutors to ensure you have access to the material that you need.

What will I be expected to achieve?

• MLO2: Select, evaluate and apply appropriate valuation methods to a range of property scenarios
• MLO3: Analysis of valuation outcomes, the interpretation of findings and the devising of appropriate solutions

How will I be assessed?

Formative assessment: will be an integrative part of the material and directed work. You will be expected to participate in all problem based exercises and carry out directed tasks upon which you will receive formative feedback.

Summative assessment: this module is assessed by one coursework.

The coursework will assess each of the module learning outcomes MLO1, MLO2, MLO3, MLO4, & MLO5.

Module abstract

This module aims to develop your understanding of property valuation and how it is important in both the built environment profession and the business world. Topics explored include valuation methodologies both traditional and modern methods of valuation and reporting and advising clients in accordance with RICS guidance and goverance. Learning matrials are delivered on line, are interactive and are supported by problem based issues and tasks to extend, consolidate and test your knowledge. You will be provided with formative feedback through suggested answers in order that you are able to test your knowledge and understanding as the module progresses. Assessment is through a coursework supported through learning material, worked examples and discussion board where any queries are answered by the module tutor. Your engagement with the module and its assessment will aid you in the development of the knowledge, skills and attributes valued by employers.
